Concrete Flooring Pricing Guide
The cost of a premium concrete finish depends on the size of the area, your preferred styling, and the condition of your raw slab. To help you budget for your residential or commercial project, we have broken down our standard trade rates and common project variables below.
Cost Breakdown by Finish Type
- Grind & Seal ($60 – $110 per m²): Best used for garages, retail spaces, and cost-effective indoor living areas. The surface is ground back mechanically and protected with a clear topical coating.
- Epoxy Flooring ($70 – $130 per m²): Best used for workshop floors, commercial kitchens, and heavy-traffic garages. These are seamless, heavy-duty resin-bound protective systems available in solid or full flake finishes.
- Honed Outdoor Concrete ($80 – $120 per m²): Best used for uncovered patios, driveways, pathways, and pool surrounds. This features a non-slip diamond grind treated with deep-penetrating, breathable sealers.
- Burnished Finish / Cream Polish ($90 – $140 per m²): Best used for ultra-modern indoor spaces. It utilizes the native surface paste of an immaculate, ultra-flat new pour and does not expose internal aggregate stone.
- Mechanically Polished Concrete / MPC ($110 – $180+ per m²): Best used for high-end architectural homes and commercial showrooms. This process involves full diamond-grit mechanical refinement and internal chemical densification for a mirror-like shine.
How Project Size Impacts Your Rate
Mobilising heavy industrial planetary grinders, three-phase generators, and certified H-Class dust extractors requires significant fixed overheads. Because of this, smaller jobs carry higher per-metre setup costs:
- Small Projects (< 30m²): Small areas like single-car garages, laundries, or small balconies are subject to a Minimum Project Charge (typically $2,500 – $3,500 + GST depending on the specific finish). This covers travel, diamond tooling wear, and basic site mobilization.
- Standard Residential (50m² – 120m²): Open-plan living spaces or multi-room layouts generally sit directly within the standard per-metre rate averages shown above.
- Large Residential & Commercial (> 150m²): Large, open-plan spaces offer maximum machinery efficiency, allowing us to pass on volume-based commercial discounts.
Common Remedial & Surface Prep Variables
An accurate, fixed price requires an on-site inspection or a review of your slab specifications. If your floor requires preparation before the final finish can be applied, the following trade rates may apply:
- Glue, Paint, or Carpet Adhesive Stripping: $20 – $40 per m² (Required to cleanly expose the raw concrete structural profile).
- Levelling Compound or Old Screed Removal: $25 – $50 per m² (Aggressive mechanical removal of old, failing patches or sand-cement toppings).
- Extensive Hand-Grinding / Edge-Work: If a site features extensive built-in cabinetry, tight transitions, or permanent fixtures that prevent our large machinery from operating within 10mm of the walls, additional hand-grinding rates will apply.
